ALVISTA is a leader in providing indoor environmental quality (IEQ) surveys involving mold, water-damage, asbestos, lead-based paint, and indoor air quality. Although many of our IEQ surveys are typically in response to a water-damage event and the subsequent need for remediation, many of our IEQ surveys are performed prior to either a building renovation or demolition project or as part of a Phase I Environmental Site Assessment, Phase II Environmental Assessment, or Property Condition Assessment.
All mold and water-damage surveys conducted by ALVISTA are performed under the direction of a Council-Certified Microbial Consultant (CMC). Our environmental professionals can pinpoint water-damaged building materials using a moisture meter or thermal imaging camera as well as perform air, surface, and bulk sampling to help you determine the presence, location, and quantity of mold and microbial-damage. Upon the completion of your mold remediation project, ALVISTA can conduct post-remediation testing.
All asbestos surveys conducted by ALVISTA in the State of California are performed under the direction of a Cal/OSHA-Certified Asbestos Consultant (CAC). Our asbestos professionals can help you determine the presence, location, quantity, and condition of asbestos containing material (ACM) and/or asbestos-containing construction material (ACCM) in your building. Our asbestos surveys follow sampling guidelines described in the U.S. EPA’s AHERA sampling protocol. Upon the completion of your asbestos abatement project, ALVISTA can conduct a final clearance air sampling.
All lead-based paint surveys conducted by ALVISTA in the State of California are performed under the direction of a CDPH Lead-Related Construction Inspector/Assessor (LRC-I/A). Our lead professionals can help you determine the presence, location, quantity, and condition of lead-based paint in your building. Our lead-based paint surveys follow sampling guidelines described in the U.S. HUD Guidelines and, depending on you individual needs, sampling can be performed by either analyzing the paint in-place using x-ray florescence (XRF) or collecting paint chip samples that are then shipped to a laboratory for analysis. Upon the completion of your lead abatement project, ALVISTA can conduct a final clearance dust sampling.
ALVISTA performs LEED Indoor Air Quality Assessments to assist you in meeting certification requirements established by the USGBC in their Leadership in Energy and Environmental Design rating program. Alvista ensures that all LEED Indoor Air Quality Assessments are performed under the direction of a Council-Certified Indoor Environmental Consultant (CIEC). Our LEED IAQ Assessments are performed to meet the Indoor Environmental Quality (EQ) requirement set forth in LEED EQ Credit: Indoor Air Quality Assessment; Option 2, Air Testing. Our indoor air quality professionals are well versed in LEED IAQ Assessments and can assist you with your next LEED building commissioning project.
ALVISTA performs Phase I Environmental Site Assessments that can assist you in meeting your due diligence requirements. Most of our Phase I ESA reports are performed to meet the standards set forth in ASTM E1527-13. We can customize our Phase I ESA report to meet your individual needs or that of the SBA, HUD, or agency lenders such as Fannie Mae and Freddie Mac. Our staff is familiar with the unique nature of the greater San Francisco Bay Area and its blend of dense metropolitan areas, suburbs, parklands, and agricultural areas.
ALVISTA performs Phase II Environmental Site Assessments that can further assist you in meeting your due diligence requirements based on your financing decision or to meet the requirements of the San Francisco Bay Regional Water Quality Control Board. Most of our Phase II ESA reports are performed to meet the standards set forth in ASTM E1903-11. Our environmental professionals understand the highly variable geology found in the greater San Francisco Bay Area due to plate tectonic activity as well as the intricacies of working with regulatory agencies such as the State Department of Toxic Substances Control (DTSC).
ALVISTA performs Property Condition Assessments and develops Property Condition Reports for lenders and real estate investors to help ensure a potential property purchase is a worthwhile investment. Our staff can perform a PCA to determine the condition of the building and site improvements at the property. Our PCR can to help you understand how the overall condition of your property will impact the asset’s financial performance. Most of our PCAs meet guidelines described in ASTM E2018-15.
